It does not comment on any non structural element of the building such as services, finishes, ceilings, linings, windows and doors, trims, tiling, damp issues (other than structurally related), roof coverings, external driveways, pavements, boundaries fences and retaining walls etc
It consists of a visual inspection and assessment of the accessible areas of the building to identify major and minor structural defects to the building structure and to form an opinion regarding the general condition of the structure of the property.
Both the inspection and the report are in accordance with Appendix A of AS 4349.1-2007 and include inspection of the following areas where applicable;
The report is usually around 12 pages long and includes photos of the structure and any structural defects which are discovered during the inspection. A sample report is available upon request.
