This is a pre-purchase structural inspection and report which is limited to an assessment of the structure of the property only. It relates directly to the REIWA pre-purchase structural inspection condition.
It does not comment on any non structural element of the building such as services, finishes, ceilings, linings, windows and doors, trims, tiling, damp issues (other than structurally related), roof coverings, external driveways, pavements, boundary fences and retaining walls etc.
It consists of a visual inspection and assessment of the accessible areas of the building to identify major and minor structural defects to the building structure and to form an opinion regarding the general condition of the structure of the property.
The report is usually around 20 pages long and includes photos of the structure and any structural defects which are discovered during the inspection. A sample report is available upon request.
Both the inspection and the report are in accordance with Appendix A of AS 4349.1-2007 and include inspection of the following areas where applicable:
- Roof space areas
- Interior of the building
- Exterior of the building
- Subfloor areas (extra $190) if accessible
