This is a Comprehensive Building Inspection report which not only provides an assessment of the buildings structural elements but which also lists all the major and minor defects and noting likely maintenance requirements. If you want to know the whole story at the property and plan for future maintenance, then this is the pre purchase inspection report to get.
The prepurchase comprehensive building inspection report complies with Appendix C of AS 4349.1-2007 and includes inspection of the following areas and building elements where applicable:
Building Interior
- Smoke detectors and RCD’s (now compulsory installations for the sale of a house in WA)
- Ceilings, walls and flooring
- Windows and doors including trims and architraves
- Kitchen – benchtops, cupboards, sink/ taps and tiles/ splashbacks
- Bathrooms/WC’s and Ensuites – Cistern and pans, taps, shower, bath, vanity, tiles, mirrors, washbasins, ventilation, drainage
- Laundry – Taps, tubs, cabinets, tiles, ventilation
- Stairs – stringer, handrails/ balustrades, newel posts, treads and risers
- Damp problems to any areas
Building Exterior
- Walls – lintels, cladding, doors and windows
- Timber or steel frames and structures
- Chimneys
- Stairs
- Balconies, verandahs, patios, decks, suspended concrete floors and balustrades
Roof Exterior & Roof Space
- Roof coverings – tiles, sheeting, flashings
- Skylights, vents and flues
- Valleys, guttering and downpipes
- Eaves fascias and barges
- Roof coverings – evidence of leaks
- Roof framing
- Sarking and insulation
- Party walls
