Many contracts for sale on properties include a “working order” clause which states that services at the property must be serviceable at Settlement. However, by leaving the checking of services until the settlement inspection, you run the risk of settlement being delayed if services are found to be defective or non-operational.
To help ensure our clients don’t run the risk of being put in this situation, we offer services working order inspection at the time of undertaking the pre-purchase building inspection. This includes a function test on all electrical, gas and plumbing fixtures as below:
Please note that the inspector is not a licensed plumbing or electrical contractor and as such can’t comment on whether the services have been installed correctly, are operating efficiently or are to Australian Standards. If you have real concerns about the services at the property, we recommend an inspection by a licensed plumbing or electrical contractor. If you have an additional residence or granny flat or other self-contained residence at the property, we can undertake an supplementary inspection of this residence in addition to the main residence inspection whilst onsite.
The cost of this supplementary inspection is $95 (for up to 2 bedrooms) and will be to the same level as per the inspection/s ordered for the main residence i.e. Combined Structural/Comprehensive Building and Timber Pest or a Structural/ Comprehensive Building Inspection as the case maybe.
Please advise when completing the booking if a second residence is on the property.
If the house is raised by more than 600mm and there is safe access, the additional cost for a subfloor inspection is $120. The subfloor inspection will be to the same level as the inspection/s ordered for the main residence i.e. Combined Structural/Comprehensive Building and Timber Pest or a Structural/ Comprehensive Building Inspection as the case maybe.

We will be enjoying the festive season and will not be available to undertake inspections between Monday 18thDecember 2023 and Friday 5th January 2024. If you require an inspection during this period, please make other arrangements.
The office will be open to respond to enquiries and bookings from Wednesday 3rd January 2024, with inspections being scheduled from Monday 8th January 2024.
We are currently fully booked until the 15th of October 2024, so if you require an inspection before this date, please make other arrangements.
